Following our site visit and assessment, please find below our recommendations and scope of works to ensure the roof area is made weather secure and suitable for long-term performance.

Current Observations

The existing open GRP valley appears to have been poorly installed, with no suitable valley liner beneath it. A broken roof tile, failing mortar, and degraded bituminous hessian underlay were also identified. These defects have compromised the valley detail and are allowing water to enter the roof structure.

You will also see the batten in which the tiles sit is not mechanically fixed at the end and is starting to rot.

Recommendation Summary

We recommend a full strip-out and reinstatement of both dormer valley details to provide a robust, long-term watertight solution.

Works would include carefully removing the existing tiles and defective valley construction, installing a new correctly specified valley liner with a minimum 105mm upstand GRP dry valley system, and forming a suitable weathered saddle at the upper junction where the dormer meets the main roof.

The surrounding roof coverings would then be carefully reinstated, replacing any damaged components as required, with all junctions and laps formed in accordance with manufacturer guidance and current good roofing practice.

This approach addresses the underlying valley detailing rather than relying on further localised repairs or sealants.

Scope of Works

Scope of Works – Dormer Valley Strip-Out & Reinstatement

Provide suitable access equipment/scaffolding to safely undertake the works. Carefully strip back the roof coverings to both dormer valley junctions, allowing sufficient working room to expose the existing valley construction. Remove and dispose of the existing defective valley liners, associated battens, underlay and any failed or unsuitable detailing. Inspect the exposed roof structure and valley support areas, making good minor timber defects where required. Install new breathable roofing membrane/underlay, correctly lapped and dressed into the valley areas. Install new treated roofing battens as required. Supply and install correctly specified GRP dry valley liners with a minimum 105mm upstand, providing suitable support and fixing in accordance with the manufacturer’s installation requirements. Form and install a suitable weathered saddle detail at the head of each valley/dormer junction to correctly manage water at this critical intersection. Cut and reinstate the existing roof tiles neatly to both sides of each valley, replacing any damaged or unsuitable tiles where required. Mechanically secure roof coverings and associated components as required. Ensure all valley junctions, laps and terminations are correctly formed to provide a durable and weather-resistant installation. Remove all resulting waste materials from site and leave the working area clean and tidy. Final inspection of both completed valley details upon completion.

The proposed works address the underlying construction and detailing of both dormer valleys, rather than relying on localised sealants or temporary repairs, providing a defensible long-term solution to the existing water-ingress risk.
