Initial guide prepared remotely — site inspection to follow.

Thank you for sharing the details of your proposed roofing works. Based on the property images and your requirements, we have outlined two options to help you understand the likely investment before arranging a site visit.

Initial Assessment

The proposed project comprises renewal of the main pitched roof covering and underlay, chimney leadwork, and associated fascias, soffits, bargeboards and guttering. These guide prices are based on an estimated roof area of approximately 60 m², subject to measurement.

The roof dimensions, condition, access requirements and suitability of the existing tiles for reuse remain subject to a site inspection.
Site inspection will confirm the roof specification and any additional requirements.

Your Roofing Options

Option 1 — Reuse Existing Tiles

Carefully remove and assess the existing tiles, retaining those suitable for reuse. Renew the underlying roofing system and relay the retained tiles, with an allowance for localised replacement of damaged or unsuitable tiles.

Option 2 — Supply New Tiles

Remove the existing roof covering and install new standard concrete roof tiles over the renewed roofing system. The final tile profile and colour would be agreed before quotation.

Tile reuse is subject to condition and availability of suitable matching replacements.
Both options include the chimney leadwork and roofline renewal outlined below.

Scope of Works

Both options allow for:

• Supply, erection and dismantling of suitable scaffolding.

• Careful removal of the existing tiles, underlay and battens.

• Inspection of the exposed roof timbers.

• New breathable roofing membrane and treated roofing battens.

• Appropriate roof ventilation and eaves detailing.

• Reinstatement or replacement of roof tiles according to the selected option.

• Renewal of ridge and verge detailing appropriate to the roof and selected covering.

• Renewal of chimney lead flashings, including associated soakers and back-gutter detailing as required following inspection.

• Renewal of the agreed fascias, soffits, bargeboards and guttering.

• Removal of waste arising from the works and leaving the working areas tidy.
