Following our site visit and assessment, please find below our recommendations and scope of works to ensure the roof area is made weather secure and suitable for long-term performance.

Current Findings/Observations

The existing roof is beyond its serviceable life, with five active points of water ingress confirming widespread failure.

Recommendation Summary

The roof can be addressed by one of two approaches: (1) a full roof replacement with new roof coverings, or (2) salvaging the existing tiles where suitable while replacing the underlay with a breathable membrane, renewing the treated battens, introducing a compliant ventilation system, and upgrading to full dry-fix systems. Both approaches bring the roof into line with current British Standards.

Scope of Works

Option 1 – Full Roof Replacement

Strip existing roof covering to the rafters. Install new breathable underlay, treated battens and roof coverings. Upgrade ventilation and dry-fix systems to current British Standards. Renew associated flashings and roofline components where required. Reinstate the roof as a fully compliant weatherproof system.

Option 2 – Roof Refurbishment (Tile Retention)

Carefully remove and retain suitable existing roof tiles. Replace the existing underlay with a breathable membrane and renew treated battens. Upgrade ventilation and dry-fix systems to current British Standards. Reinstall retained roof tiles, replacing defective units as required. Reinstate the roof as a compliant, ventilated weatherproof system.
